According to the many comments heard from executives over the years, Facility Management (FM) is not necessarily the most popular or glamorous part of a company.
So be it. We can agree that most of these managers are business- and revenue-oriented. Nevertheless, a good management of infrastructure costs can contribute to the success of a company and above all reduce risks, often hidden or little known, while improving the quality of internal service.
FM is certainly a “necessary evil”, but good governance in this area offers opportunities that most managers are unaware of. Whether or not to outsource services, contract bundling, contract duration, quality and volumes are all factors that should be regularly analysed and then managed effectively.
It should also be added that many FM services are dedicated to employees and the adequate quality of these services is a key element for satisfaction.
Too many hours are devoted to the “operational” management of these services, whereas a good strategy, effective tactics and good contracts would limit these expenses for at least 4-5 years.
Internal implementation is often not possible and external support is necessary. This small investment - a few percent of the actual gain in reality - is worthwhile and eliminates duplication, unnecessary and inefficient services.
A good FM strategy not only reduces costs but also limits risks and increases efficiency and user satisfaction. So why do without it?
In these troubled times and after the deconfinement following COVID-19, it may be worthwhile to look at these aspects and start afresh.
